What is PITI?
PITI = Principal + Interest + Taxes + Insurance. It is the true total monthly housing payment — what you actually write a check for, including escrow for property tax and home insurance, plus HOA if applicable.
How is the down payment applied?
If you enter a percentage (e.g. 20%), the calculator multiplies it by the home price. If you enter dollars (e.g. $90,000), it subtracts that directly. Loan amount = home price − down payment.
Does this include PMI (private mortgage insurance)?
No. PMI is typically required when down payment is below 20%. This calculator shows P&I, property tax, insurance, and HOA only — add PMI separately if it applies to your loan.
Are property tax and insurance entered annually?
Yes. Enter your annual property tax (in dollars) and annual home insurance premium (in dollars). The calculator divides by 12 to add them to your monthly payment. HOA is entered as a monthly amount.
